Luxury living is coming to Lititz, PA, like it has never been seen before.

48 on the Park, offers Lancaster County’s first high end custom condominiums with full concierge services. Even though scholars trace the first condominiums back to 1st century Babylon, the concept is relatively new here in Lancaster County.

Over the past 40 years, a few condominium buildings have been developed in fits and starts. Located in the City of Lancaster and geared mostly toward working professionals, these condominiums have typically had very few “luxury” amenities.

Now all of that is changing, as groups throughout Lancaster County are introducing condominiums, once again — but this time with a focus on luxury. The time is right for these demographic shifts, as people who once moved out of the local cities in Lancaster County are seeking to find a way back.

Both the cities of Lancaster and Lititz have seen sustained revitalization of all levels. From the arts, to locally grown food sourcing, small boutiques and safe neighborhoods, both Lititz and Lancaster are experiencing a renaissance.

Lititz was crowned “The Coolest Small Town in America,” and that is exactly what it is proving to be. A pub that won “Best Pub in America,” craft breweries and distilleries, and the famous  Wilbur Chocolate, combine with many other similar cutting edge businesses to make Lititz a place for everyone; young and old alike.

Oak Tree Development Group

Deeply rooted in Lancaster County, it made sense that we at Oak Tree would fall in love with the old Wilbur Chocolate factory. We could see beyond the “improvements” of the 1950s  and 1970, and understand that by saving this old worn down landmark, it too could see many more good days. As they say, the rest is history.

At Oak Tree, our initial concept was for 160 rental units and a hotel. That changed when several Lititz residents suggested we take a look at doing a high-end condominium project. Those were the pieces we were missing and quickly we shifted, redesigned and presented the project as it is today.  

What struck me initially was the location. There really isn’t a better location in the Lititz Borough. I’ve always loved hospitality and the way the Ritz Carlton residences operated, but have never had the opportunity to put a project together. The former Wilbur Chocolate Factory, with its location and local pride, would be the impetus for us to introduce to the Lancaster County community the first true luxury condominium project. It will feature concierge services, similar to Ritz Carlton Residences, but at a fraction of the price.

We are fortunate to have a Tapestry boutique hotel by Hilton attached to the project, a independent full service restaurant to serve the hotel, the public and the condominium owners and some retailers to also serve the community. With these amenities available we quickly realized that many — if not all the services of the hotel — could be offered to the condominium owners at little or no additional cost and we quickly began to build a program.

We designed 26 sample floor plans, including 3 penthouses and we quietly began spreading the word. In a matter of months, 80% of the available condominiums were snatched up, and by March of 2018 all 26 units were reserved. Since then, some of the early potential buyers have released their units to allow others the opportunity to purchase one of the few remaining condominiums.

We are not talking about your basic condominiums here. These condos, most of which are 1600-square-feet or more, will be expertly finished by Simeral Construction, one of the finest custom home builders in the County.

While floor plans have been created, they are all mostly customizable to your living needs. Need a bigger closet? You got it. Need another bathroom? You got it. Don’t need the extra bedroom? And that is just the beginning. As an owner, you may utilize the full service restaurant with its wood burning grill to service your every need while entertaining on your private rooftop lounge.

Because we are attached to the hotel and Oak Tree Development Group will own the hotel, we have been able to keep condominium fees lower than what you would expect for all these additional services. In fact there is no cost to the condominium owners for the gym or the valet parking.
