Ian Ruzow is a tenured entrepreneur currently living in Lancaster, PA. Best known for founding Clipper Magazine with his classmates while attending Franklin & Marshall University in 1983, Ian has since taken on several entrepreneurial ventures with his business partners in Lancaster County and beyond. One of his most exciting projects is with Oak Tree Development Group, a real estate development company that works to bring rustic properties to the Lancaster and Lititz areas. With Lancaster, PA’s booming housing needs becoming more and more successful, Ian Ruzow and his team have started looking towards Lititz, PA to begin breaking ground on their impending need for a real estate shakeup.

Lititz is a small town in Pennsylvania steeped in history and culture. The picturesque town was founded in 1756 by members of the local Moravian Church. Lititz has held a town-wide celebration for the 4th of July since 1815, one of the longest-running traditions in the surrounding area. The main street of Lititz is lined with both residential housing and a mix of restaurants, pubs, and boutiques. The town’s eclectic style and small-town feel (the population is less than 10,000!) has drawn tourists near and far over the years. So much so, in fact, that in 2013 Lititz was named the “Coolest Small Town in America.” It’s no secret why Ian Ruzow loves to call this town his home!

Adding to the list of cool history, Lititz was until recently home of the world-famous Wilbur Chocolate factory, whose chocolate Wilbur Buds rivaled nearby Hershey’s kisses in shape and popularity. The factory is still in town, but was shut down in 2015 by the plant’s owner, Cargill. Ian and his business partners saw the factory’s situation and as an awesome opportunity to keep the history of Lititz alive and reimagine it with a new future. Ian Ruzow and Oak Tree Development Group purchased the building, and have been renovating the factory and property site for luxury condominiums to be completed in 2019. Now called 48 on the Park, the new space will hold just over 25 loft-style condos, a boutique hotel featuring 74 rooms, and various eateries and shops.

Ian Ruzow is excited to bring his love of community to downtown Lititz. With so many opportunities to offer, Oak Tree Development believes that this will be just one of many projects on the horizon for this small yet inviting town.
